Met welke kosten moet ik rekening houden?
Wanneer je jouw droomwoning gevonden hebt, zorgen wij ervoor dat volgende documenten correct zijn en dat je op de hoogte bent van de voorwaarden:
• Reserveringsovereenkomst (Reserva): Een kleine aanbetaling (meestal €3.000 - €6.000) om het pand te reserveren en van de markt te halen. Deze overeenkomst geeft je exclusieve tijd om verdere juridische checks uit te voeren.
• Voorschotovereenkomst (Contrato de Arras): Dit bindende contract vereist een aanbetaling van 10% van de aankoopprijs. Het beschermt je als koper en verzekert de verkoop.
Bij de aankoop van een woning in Spanje moet je bijkomend rekening houden met deze kosten. Je ontvangt van ons een gedetailleerd overzicht van alle bijkomende kosten, zodat je niet voor verrassingen komt te staan:
• Overdrachtsbelasting (ITP): Voor bestaande woningen, meestal 7-10%.
• BTW (IVA): Voor nieuwbouw, 10% + zegelrecht (1,5%).
• Notariskosten: Variëren van € 800 - € 2.000, afhankelijk van de eigendomsprijs.
• Registratie- en advocaatkosten: Wij informeren je vooraf over de tarieven.
Als eigenaar van een woning aan de Costa del Sol heb je jaarlijks te maken met de volgende kosten:
• Gemeentelijke belastingen (IBI): Onroerendgoedbelasting die jaarlijks wordt betaald.
• Afvalheffing (Basura): Voor afvalinzameling.
• Niet-ingezeten inkomstenbelasting: Zelfs als je de woning niet verhuurt, moet je een minimale belasting betalen.
• Vermogensbelasting: Afhankelijk van de waarde van je eigendom.
